What is the home buying process?
The first step of the home buying process is to connect with a local lender and get pre approved. This will tell you how much you can spend on a home.
The second step is to connect with a local Realtor to help you understand the local real estate market conditions and set up a home search. The Realtor will make appointments and show you properties.
Making the offer. When you have found a home you would like to purchase you will need to write a purchase contract. Realtors will guide you through this paperwork.
Offer accepted. When your offer is accepted the next step will be to perform any inspections on the property such as a home inspection. If repairs are needed your Realtor will guide you through the options.
After the inspection process has been agreed upon by seller and buyer the lender will guide your loan through the underwriting process.
Final walk through on the day of closing will be performed on the morning of closing.
Then you will proceed to your closing representative to sign paperwork
What is the process for selling your home?
The first step is to connect with us and set up a meeting. The initial meeting is where we can learn about your situation and your goals. A few items to be accomplished prior to putting your house on the market are; de peronalizing the house, a deep cleaning, organizing, making repairs and staging your home. Once the house is staged, professional pictures are taken.
Michael and Erica will put together a marketing game plan to expose your home to as many buyers as possible.
How much do I pay an agent?
Sellers pay the commission for the listing agent and the buyers agent. Three percent of the sales price goes to the listing agent. Three percent goes to the buyer’s agent.
How does the real estate market look right now?

How do I get my home ready to sell

How do you figure out the value for my home?
Michael and Erica look at houses that are active on the market as well as past solds to gain an understanding of how much buyers are paying for homes similar to yours. The market price of a home is the price a buyer is willing and able to pay and the seller is willing to accept. Time, money and convenience also play into decisions as well.
What will you be doing to sell my house?
Michael and Erica’s main goal as Realtor is to expose and market your property to as many potential buyers as possible. We create and execute a marketing plan that is individual to each home. Erica and Michael always pay for professional pictures of the property as we know first impressions are important. Erica and Michael are hands on in preparing and staging your property.
